What is an individual lease?

Process And Fees
What is a guarantor? Is a guarantor required?
A guarantor is a co-signer for your lease agreement. Because students often don’t have an income, having a guarantor allows us to qualify you for a lease based on your guarantor’s income. You will list the name and email of your guarantor during the application process, and your guarantor will receive an email to fill out their portion of the application. Contact the Campus Row team for more information on whether or not you will need a guarantor. In order for a guarantor to qualify, they must meet the following qualifications: •Must earn 3x the monthly installment •Must not have filed for bankruptcy in the past seven years •Must have a credit score of 600 We require all residents at Campus Row to guarantee their lease in one of the following two ways: •Sign with a guarantor that meets the qualifications above •Prepay two rent installments, which are applied to the last two months of your lease term (conditions apply; please speak with a team member for more information and to see if you qualify for this option) Utilize the LEAP program offered by Campus Row. If you do not provide someone to act as a guarantor on your behalf, or you cannot prepay two installments, you will be enrolled into the LEAP program by our leasing team. LEAP acts as your guarantor for a monthly fee of $43, which is added to your rent payment. Contact the Campus Row team for additional information.
